A/C maintenance and tune-ups in Tampa Bay
An A/C tune-up keeps your system cooling and catches small problems before they shut it down. Ground Up cleans and checks the condensate drain line, coils, filter, and electrical parts for Tampa Bay homeowners. Spring, before summer heat, is a good time. Call or text 727-732-4357 to schedule.

01 — What we do
What's in a tune-up
We go through the system the way we'd want our own checked.
-
Condensate drain line
We flush the drain line, clean the pan, and test the float switch so algae doesn't back water up into your house.
-
Indoor and outdoor coils
We inspect the evaporator coil and clean the outdoor condenser coil so the system can move heat the way it should.
-
Filter and airflow
We check or replace the filter and look at blower operation and return airflow.
-
Electrical checks
We test capacitors, contactors, and connections and point out parts that are wearing before they fail.
-
Performance check
We measure the temperature drop across the coil and look for signs of a refrigerant leak or low charge.
-
Thermostat and controls
We confirm the thermostat reads correctly and the system cycles on and off the way it should.
02 — Signs
When your A/C is overdue for a tune-up
If any of these sound familiar, schedule a visit before it turns into a repair.
- It's been more than a year since anyone looked at the system
- Your drain line has backed up before
- The outdoor unit is caked with grass clippings, leaves, or dirt
- The house takes longer to cool down than it used to
- There's a musty smell when the A/C starts
- You can't remember the last time the filter was changed

Why Florida A/C systems need regular care
Up north, an A/C might run a few months a year. In Tampa Bay it runs nearly year-round. More hours means more wear on motors and electrical parts and more dust pulled through the coil. Regular maintenance helps keep a system that works this hard from failing at a bad moment.
The condensate drain line is a common trouble spot in Florida systems. Warm, humid air keeps that line wet, and algae can grow inside it. A clogged line can shut the system down through the float switch or overflow into a ceiling. Flushing it during a tune-up is one of the simplest ways to head that off.
We suggest a spring tune-up, before the long stretch of summer heat. Many homeowners with older systems, or homes near the coast, also schedule a second visit in the fall. If you live near salt water, coil and electrical checks are especially worth doing.

How often should I get my AC serviced in Florida?
At least once a year, ideally in spring before summer. Because the A/C runs most of the year here, some homeowners prefer twice a year, spring and fall, especially with older systems or homes near the coast. Changing the filter regularly between visits matters too.
How do I keep my AC drain line from clogging?
Keep up with yearly maintenance so the line gets flushed. Between visits, some homeowners pour a cup of plain white vinegar into the drain line access port every few months to slow algae growth. If water ever backs up or the system shuts off by itself, call us to clear it properly.
How often should I change my AC filter?
It depends on the filter type, pets, and how dusty the house gets. Many 1-inch filters need changing every one to three months in Florida, since the system runs so much. Check it monthly; if it looks gray and clogged, change it. A dirty filter is a common cause of frozen coils.
