Hard water and Florida fixtures
Hard water is common across much of Tampa Bay, and fixtures feel it first. Mineral scale builds up on aerators, shower heads, faucet cartridges, and toilet fill valves, causing drips, low flow, and toilets that won't stop running. Cleaning an aerator can help, but worn cartridges and valves usually need replacing.
Shutoff valves are the parts people forget about until there's a leak. Older multi-turn valves can seize from scale and won't close when you need them. Replacing them with quarter-turn valves during another repair is a small job that pays off the next time something goes wrong under a sink or behind a toilet.
Outdoor hose bibs get year-round use in Florida for irrigation, washing cars, and rinsing off after the beach. Near the coast, salt air can corrode exterior fittings. A hose bib leaking inside the wall can go unnoticed for a long time, so check for damp drywall or baseboards on the inside of that wall.

Why does my toilet keep running?
Most often it's a worn flapper letting water leak into the bowl, or a fill valve that's set too high or wearing out. Hard water can make both fail sooner. A running toilet can waste a lot of water, so it's worth fixing promptly. It's usually a straightforward repair, not a new toilet.
Should I repair or replace a dripping faucet?
Many drips come from a worn cartridge or seal, which is a simple repair if parts are available. If the faucet is old, corroded, has a damaged finish, or parts are hard to find, replacing it may make more sense. We'll tell you which way we'd go and why.
What is a quarter-turn shutoff valve, and do I need one?
It's a valve that closes fully with a quarter turn of the handle instead of several turns. Older multi-turn valves can seize or leak when you finally use them. Quarter-turn valves are easier to close fast during a leak. If yours are old or stuck, replacing them is a smart, small upgrade.
Why is my outdoor spigot leaking?
Usually it's a worn washer or packing, or a cracked valve body. If water shows up inside the house near the spigot, the pipe behind the wall may be leaking, which needs attention right away. We'll repair or replace the hose bib and check the line behind it.
