01 — What we do
What we do with mini-splits
Mini-splits are a good fit when ducts don't reach a space or can't keep up with it.
-
Single-zone installs
One outdoor unit and one indoor head for a garage, workshop, or single room.
-
Multi-zone systems
One outdoor unit serving several indoor heads, each with its own temperature control.
-
Sizing for the room
We size each head for the actual space, including sun exposure, insulation, and how it's used.
-
Neat line set and drain routing
We plan where the line set, power, and condensate drain go so the install looks clean and drains properly.
-
Mini-split repair and cleaning
We diagnose and repair existing ductless systems and clean indoor heads and coils that have gotten dirty or musty.
02 — Signs
Spaces where a mini-split makes sense
If any of these describe a room at your house, a ductless system is worth a look.
- A garage or workshop you want to use in the summer
- A Florida room or enclosed porch that's too hot most of the year
- A room addition that was never tied into the central system
- A bonus room over the garage that never cools down
- A converted space like a home office or in-law suite
- An existing mini-split that drips, smells musty, or stopped cooling

Why mini-splits work well in Tampa Bay homes
Florida rooms, enclosed lanais, and converted garages are common around Tampa Bay, and many of them were never connected to the home's ductwork. Extending ducts to them can overload the existing A/C. A mini-split gives the space its own system, so the rest of the house isn't shortchanged.
Mini-splits also handle humidity well when they're sized correctly, which matters in a Florida garage or workshop where moisture can be hard on tools and stored items. An oversized unit can short-cycle and leave the space clammy, so sizing for the room matters as much here as it does with central A/C.
Indoor heads need regular cleaning in our climate. The coil and blower wheel stay damp and can collect dust and growth over time, which can cause musty smells and drips. Cleaning the head and checking the drain should be part of routine maintenance.
03 — Process
How a mini-split install goes
-
Look at the space
We measure the room, check where the indoor and outdoor units can go, and talk about how you'll use it.
-
Quote and layout
We give you a quote that shows the equipment, head placement, and how the line set and drain will run.
-
Installation
We mount the units, run the line set, power, and drain, and pull a permit when the job requires one.
-
Startup and how-to
We start the system, test it, and show you how to use the remote and clean the filters.

Can a mini-split cool a garage in Florida?
Yes, if it's sized for the space. Garages often have little insulation and a big door that lets heat in, so sizing matters. Insulating the garage door and the attic above it helps a lot. We'll look at the space and tell you what size makes sense and what other improvements would help.
Is a mini-split better than extending my ductwork to a new room?
Often, yes. Adding ducts to a room the system wasn't designed for can leave both the new room and the rest of the house under-cooled. A mini-split gives that space its own system and controls. If your existing A/C has spare capacity and the duct run is short, extending ducts can still work.
Why does my mini-split smell musty?
The indoor head stays damp while it runs, and dust and growth can build up on the coil and blower wheel. Clean the filters every month or so. If the smell sticks around or the unit drips, it likely needs a deeper cleaning of the coil, blower, and drain, which we can do.
